+ I want to change to Oliver Hume Property Management. What’s the process? Can I change before the end of the lease?

Our professional team manage the entire process. We will provide you with a termination form to sign, we will then send this off to your current agent and manage the entire process. You can terminate at anytime with 30 days’ notice in QLD, you don’t need to wait until the end of the lease. All the terms and conditions of the lease remain in force.

+ Why should I use an agent when I can self – manage?

Engaging a professional is imperative to protect yourself and your investment property. Our staff are extensively trained to ensure they are completely up to date with legislation and the required processes. If certain notices aren’t issued or followed through within the correct timeframes via the correct methods you could jeopardise your rights as an owner.

+ How often will I receive my rental payments?

Our team offer a number of payment options. You can opt to be paid once per month at the end of each month, twice per month at mid and end of month or weekly each Wednesday.

+ How often do you do routine inspections?

Our staff carry out thorough routine inspections every 14-16 weeks. You will receive a full report with extensive photos so that you can see how well your investment is being maintained.

+ What if my tenant doesn’t pay rent?

Our staff are trained to ensure that all legal processes are followed to protect you if your tenant were to default. Tenants receive regular email and text reminders in addition to phone calls. Tenants receive automatic rent receipts so they will always know where they are paid to with their rent.

+ Do I need landlord insurance?

We believe that landlord insurance is imperative. Even the best tenants can have issues with job security or health meaning that they for some unforeseen reason can no longer maintain their obligations. Having a good policy protects you from even these unforeseen circumstances arising.

+ What are my smoke alarm obligations? Can I check them myself?

Our office engage a specialist licensed third party to carry out your smoke alarm obligations at the property. They will check, test and clean the alarms, make sure the decibel readings are acceptable, and change batteries. They will also check your safety switch. We don’t recommend any owners do this themselves as most aren’t licensed or qualified and if the worst were to occur and the property and/or occupants perished there are significant penalties which can include jail time.

+ Can I access my statements and routine inspections etc online?

We utilise an owner portal which is helpful in providing real time information to our clients. At any time you can login to see where your tenants rent is paid to, download your statements, check on the progress of maintenance and see when inspections are booked or download the reports.
